These Terms and Conditions govern your use of the Oasis House Collection website and reservations made directly through Oasis House Collection. By using this website, submitting an inquiry, or completing a direct reservation, you agree to these Terms and Conditions.
Property-specific rules, rates, cancellation terms, rental agreements, and disclosures presented during booking or included in your reservation confirmation are incorporated into these Terms. If a property-specific term conflicts with this page, the property-specific term will control.
You may use this website only for lawful personal and travel-related purposes.
You may not attempt to interfere with the website, access restricted systems, submit false information, misuse booking features, copy website content without permission, or engage in activity that could damage Oasis House Collection, its properties, guests, owners, or service providers.
We may restrict or terminate access to the website when necessary to protect our systems, properties, guests, or business.

The booking guest may be required to present valid government-issued identification and must remain available throughout the stay.
Reservations made using false information, unauthorized payment methods, or on behalf of prohibited parties may be canceled.
We make reasonable efforts to present accurate property descriptions, photographs, amenities, locations, sleeping arrangements, rates, and availability.
Property furnishings, décor, equipment, landscaping, technology, and amenities may be repaired, replaced, updated, relocated, or removed when necessary. Minor differences between photographs and the property’s current appearance do not constitute a material misrepresentation.
Rates and availability may change until a reservation is confirmed. Website errors, technical issues, or incorrect rates do not require us to honor a reservation that has not been confirmed.
Submitting an inquiry, selecting dates, or beginning checkout does not create a reservation.
A reservation is confirmed only after:
By completing an online reservation and affirmatively accepting the booking terms, you consent to receive and enter into the transaction electronically.
We may decline or cancel a reservation before confirmation if the property is unavailable, payment cannot be verified, information is inaccurate, or the reservation appears inconsistent with property rules or permitted use.
The total price displayed during checkout may include nightly rates, cleaning fees, taxes, pet fees, pool or spa heating, optional services, security deposits, payment-processing fees, and other disclosed charges.
The payment schedule and amounts due will be shown before confirmation. You authorize the applicable payment processor to charge the payment method provided according to that schedule.
Failure to make a required payment may result in cancellation of the reservation.
Additional charges may apply for approved optional services, unauthorized guests or pets, excessive cleaning, damaged or missing property, late departure, smoking, prohibited events, rule violations, or other costs caused by the guest group.
A refundable security deposit, payment-card authorization, damage waiver, or combination of these protections may be required and will be disclosed during booking.
The responsible guest is financially responsible for damage, theft, missing items, excessive cleaning, unauthorized use, fines, penalties, and other losses caused by the guest, visitors, pets, or members of the reservation.
Guests must report damage or safety concerns promptly. Concealing damage or failing to report an incident may result in additional charges.
Any damage charge will be based on the reasonable cost of cleaning, repair, replacement, professional service, lost rental use, fines, or other documented losses, subject to applicable law.
Cancellation and refund terms may vary by property, reservation dates, rate type, festival period, promotion, and booking channel.
The cancellation policy displayed during checkout and included in the reservation confirmation applies to the reservation. Certain discounted, promotional, holiday, festival, Coachella, and Stagecoach reservations may be non-refundable.
A request to change dates, shorten a stay, reduce the guest count, or move a reservation to another property is subject to availability and approval. Changes may result in revised pricing or additional fees.
Failure to arrive, early departure, travel delays, illness, transportation problems, weather concerns, or changes in personal plans do not automatically qualify for a refund outside the applicable cancellation policy.
We strongly recommend purchasing appropriate travel insurance.
Reservations made through Airbnb, Vrbo, Marriott Homes & Villas, or another third-party platform are also subject to that platform’s terms, payment rules, cancellation procedures, and dispute process.
When a reservation is made through a third-party platform, payment and refund requests should generally be handled through that platform.
Oasis House Collection is not responsible for platform outages, account restrictions, payment delays, service fees, listing-display errors, or decisions made independently by a third-party platform.
Each property has a maximum overnight and daytime occupancy based on its size, permit, safety limitations, and local regulations.
Only registered guests may stay overnight. Visitors, additional guests, vendors, and service providers must be disclosed and approved when required.
The responsible guest may not exceed the property’s maximum occupancy, move guests between properties to avoid occupancy limits, or permit unauthorized persons to access the home.
Excess occupancy may result in additional charges, removal of unauthorized guests, cancellation of the stay without refund, or involvement of local authorities.
Guests must follow all property-specific house rules, posted instructions, community rules, parking restrictions, permit requirements, and local ordinances.
Unless expressly approved in writing:
Quiet hours begin at the time stated in the property rules and must be respected both indoors and outdoors.
Approved celebrations or gatherings remain subject to occupancy, parking, noise, vendor, insurance, and local permit requirements.
Check-in and check-out times are stated in the reservation confirmation.
Early check-in and late check-out are not guaranteed and require advance approval. Additional fees may apply.
Guests must complete the posted departure instructions, remove personal belongings, dispose of trash appropriately, secure doors and windows, and leave the property in reasonably clean condition.
Remaining at the property after checkout without approval may result in late-departure charges and reimbursement for costs caused to cleaners or incoming guests.
Properties may include optional amenities such as pools, spas, firepits, BBQs, sports courts, putting greens, game rooms, bicycles, children’s equipment, pool toys, and fitness or recreational items.
Amenities are provided as-is and may occasionally be unavailable because of maintenance, repairs, weather, safety concerns, utility interruptions, or circumstances beyond our control.
No lifeguard is on duty. Guests use pools, spas, firepits, sports areas, game rooms, and recreational equipment voluntarily and at their own risk.
Running, diving, unsafe play, glass near pools or spas, intoxicated use, and unsupervised use by minors are prohibited.
Pool and spa heating must be requested and paid for according to the property-specific policy. Heating performance may be affected by weather and outdoor temperatures.
Children must be supervised by a responsible adult at all times, especially around pools, spas, stairs, balconies, firepits, sports courts, kitchens, bunk beds, and recreational equipment.
Pool fences, alarms, gates, monitors, cribs, high chairs, toys, and other family amenities are conveniences only. They do not replace active adult supervision.
The responsible guest must inspect any child-related item before use and determine whether it is appropriate for the child.
Pets are permitted only at properties identified as pet-friendly and only with prior approval. Applicable pet fees and rules will be disclosed during booking.
Unauthorized animals may result in additional charges or termination of the stay.
Guests are responsible for supervising pets, cleaning up after them, preventing noise or damage, and paying for pet-related cleaning, odors, landscaping damage, injuries, or property damage.
Service animals will be accommodated as required by applicable law. Guests remain responsible for the conduct and control of any animal brought to the property.
For safety, security, and property protection, exterior cameras may monitor entrances, driveways, gates, side yards, parking areas, and other outdoor locations disclosed in the listing.
There are no cameras inside the home or in private indoor guest areas.
Guests may not cover, disconnect, reposition, damage, or interfere with disclosed security devices, noise-monitoring devices, smoke detectors, pool equipment, or other safety systems.
Utilities, Wi-Fi, television services, appliances, air conditioning, pool systems, and other equipment may occasionally be interrupted or unavailable.
Guests must notify us promptly so that we have a reasonable opportunity to investigate and arrange service.
We will make reasonable efforts to restore affected services, but uninterrupted service cannot be guaranteed. Temporary interruptions do not automatically entitle a guest to a refund unless required by applicable law or agreed to in writing.
Desert conditions may include extreme heat, wind, dust, storms, insects, wildlife, road closures, utility outages, and other seasonal conditions.
Oasis House Collection is not responsible for delays, interruptions, or cancellations caused by weather, wildfire, natural disaster, government action, utility failure, labor interruption, public emergency, transportation disruption, or other circumstances outside our reasonable control.
When such circumstances occur, we will communicate with guests and act reasonably based on safety, availability, applicable law, and the reservation’s cancellation terms.
Guests are responsible for securing their vehicles, valuables, luggage, and personal belongings.
Oasis House Collection, the property owner, and management are not responsible for lost, stolen, damaged, or misplaced items except where liability cannot legally be excluded.
Items left behind may be discarded, donated, or returned at the guest’s expense. We do not guarantee that lost items will be located or recovered.
Vacation homes and recreational amenities involve ordinary and inherent risks.
To the fullest extent permitted by law, guests voluntarily assume the risks associated with their stay and use of the property, including pools, spas, stairs, balconies, firepits, BBQs, sports courts, game rooms, outdoor areas, recreational equipment, and other optional amenities.
To the fullest extent permitted by law, Oasis House Collection, the applicable property owner, host, manager, employees, contractors, vendors, and agents will not be liable for indirect, incidental, special, consequential, or punitive damages arising from website use, a reservation, or a property stay.
Nothing in these Terms excludes or limits liability that cannot lawfully be excluded or limited.
To the fullest extent permitted by law, the responsible guest agrees to defend, indemnify, and hold harmless Oasis House Collection, the applicable property owner, host, manager, employees, contractors, vendors, and agents from claims, liabilities, losses, damages, fines, penalties, costs, or expenses arising from:
This obligation does not apply to the extent a claim results from conduct for which indemnification may not lawfully be required.
The website’s branding, logos, photographs, videos, text, graphics, property descriptions, page designs, and other content are owned by or licensed to Oasis House Collection.
Content may not be copied, reproduced, republished, sold, distributed, modified, or used commercially without prior written permission.
Guests may not use property photographs or the Oasis House Collection name to advertise an event, solicit attendees, promote a business, or imply sponsorship without written approval.
Personal information is handled according to the Oasis House Collection Privacy Policy.
By submitting an inquiry or completing a reservation, you agree to receive transactional communications related to availability, payment, arrival, access, safety, checkout, and guest support.
Marketing communications may be sent when you consent or as otherwise permitted by law. You may unsubscribe from promotional emails at any time. Unsubscribing from marketing does not prevent reservation-related communications.
These Terms are governed by the laws of the State of California, without regard to conflict-of-law principles.
The parties should first attempt in good faith to resolve concerns through direct communication.
Unless applicable law requires otherwise, legal proceedings relating to a property reservation or stay must be brought in the appropriate court in the California county where the reserved property is located.
If any provision of these Terms is determined to be invalid or unenforceable, the remaining provisions will continue in effect.
Failure to enforce a provision on one occasion does not waive the right to enforce that provision or any other provision later.
We may update these Terms periodically to reflect changes in our services, properties, booking practices, technology, or legal requirements.
The updated version will be posted on this page with a revised “Last Updated” date.
The Terms accepted when a reservation is confirmed will generally govern that reservation unless the parties agree otherwise or a change is required by law.
